Here are the pertinent emails from Eric from mid 2025 through February 2026. I have a lot more emails to share, but I need to take a break for today. I spent my weekend on the computer and I deserve to relax a bit while I still have a weekend.

Still to come:

  • We fire Eric

  • More emails from Eric with a “Proposed Agreement”

  • I’ll upload all of the proof of how much we had to pay to the Unpaid Subcontractors page.

  • How Dennis Schick’s RE/MAX office contributed to the situation we’re in.

6/11/25 Eric requests draw 3.

7/11/25 Email from Eric regarding the septic. When he first visited, he told us he could do a vault, so the design was based on that. According to Larimer County’s website, this was never the case. Our General Contractor didn’t know what he was doing.

8/1/25 Email regarding permitting

8/5/25 Kari asked to be added to the email string and offered a bribe of home baked brownies to the soil engineer in order to get the report back faster. Eric replied that he doesn’t think bribes will work on these guys, but a good whiskey can bribe him.

8/11/25 Email string regarding progress

8/12/25 Email discussion regarding a delay with permits, soil reports, fire department, etc.

8/15/25 The anchor bolts for the shop were not the correct size (and other silly delays) This email also has a question about the permit process, delays, and an expiration date on the website.

8/15/25 Eric says the permit tech didn’t know why the expiration date was on the county portal and she was going to delete it. I emailed the county myself and received a completely different answer than Eric gave.

8/18/25 Kari letting Eric know that I’ve been stopping the porta-potty being dumped weekly in order to save him money. They were coming weekly from a great distance with nothing to clean because no one has been on the job site. Guess who else wasn’t paid. The porta potty company.

8/27/25 A delay on the lag bolts for the shop. They came in at the wrong size. At this point, it sounds legit. Little did we know the excuses would continue.

8/28/25 Email string regarding updates to the project

9/4/25 - The septic system for the ADU needs revisions.

9/8/25 Permits have been satisfied on the shop. He didn’t pay the permit fees. We did.

9/15/25 Email regarding the septic change order and a costing sheet.

9/16/25 this is where he really made it sound like progress was going to happen and he pushed for more money. “I would like to get the septic contract signed asap, in order to get into their schedule. I would like the change order executed this week if possible.” As of 11/1/26, we still have no septic.

10/2/25 Eric sent Schedule 2 since schedule 1 was way in the past.

10/3/25 - The third contractor visited our home letting us know he hadn’t been paid for his part of the project. This was the framer for the shop.

10/4/25 Phone call Kevin called Eric regarding our visitor asking for money. Eric first tried claim the check was lost in the mail. When we asked for cancelled checks from our project so we can verify subcontractors have been paid, he claims he doesn’t know how to do that. (02:57 into the call)

10/4/25 Phone call transcript

10/8/25 Eric said he has the bank printing front and back of the checks. We never received the checks.

10/9/25 We picked up and paid for the permit because it was past due.

10/9/25 - Kevin told Eric that Eric should have enough in trust to complete our project. Bullzeye builders still hasn’t been paid. Kari is also getting increasingly frustrated with Eric picking and choosing which emails he’s going to reply to. This is also the point we requested all invoices so we could reconcile them. Eric wrote “PAID” on some and sent them to us, but they had not been paid.

10/9/25 Eric mentions he’s going back to the way he used to do accounting and bills so he should be more accurate as well. He didn’t do any of that. Kevin apologizes for the micro-management, but this is the position Eric put us in.

10/11/25  We remind him we still need his cancelled checks.

10/16/25 Kari emailed Eric asking if he needed an office assistant to help him keep up with stuff. He replied he appreciates the thought, but then declined assistance.

10/25/25 Letting Eric know Gene and Pat are getting very worried about the lack of progress.

11-3-25 Phone call with Eric. Eric said “I know I could be in real big trouble with this.” Kevin asked if we were going to have the same problem with the other subcontractors. Eric said, “no.” That wasn’t true. We DID have the same trouble with other contractors including the framer for the ADU that Kevin specifically asked about in this call.

11/3/25 Transcript of the phone call.

11/3/25 Email regarding the framers on the shop not being paid.

11/10/25 He’s stalling while saying he’s not stalling

11/10/25 He claims to be communicating with the framer that showed up at our house for payment. Guess who ended up paying the framer? It wasn’t Eric.

11/20/25 The window installers are here. Great guys that also didn’t get paid until we paid them. Shout out to Alex and Chris. At this point, I’m introducing myself to everyone and getting their contact info so I can make sure they get paid.

11/14/25 We’re getting frustrated.

11/10/25 We are asking for a status update and asking if the framer has been paid.

12/1/25 He’s working on getting a plumber out. A plumber has still not visited at all. This email also has a lot of questions from us.

12/8/25 More plumbing discussions and inspection questions. He’s also been telling us he’s trying to get a loan to finish our project.

12/11/25 “He’s close to securing a loan. Should be in the next week or so.” He’s also beginning to not reply to our emails.

12/14/25 We were at a stage of the shop construction and there was no permit on site. We had to pay Larimer County $13111.69 to get the permit.

12/1/25 Kari requested an update. Eric replied to Kari’s questions below her actual questions. You can tell that words are hard for this guy.

12/23/25 He sent cabinet options. Guess what. There are still no cabinets.

1/5/26 After his long Christmas holiday break he’s ready to start working again. He claims the septic contract is signed (remember we paid for this already many months ago?) He said septic can’t start until plumbing is done. How is plumbing supposed to get done when we haven’t seen a plumber?

1/7/26 Josh from Bullzeye Builders still hasn’t been paid and is threatening to put a lien on our home.

1/7/26 Kevin called Eric. Listen to the call.
Eric claims we should have $195k left in our accounts to pay for this. We’ve already paid $615k on a $681k project. Eric should have all of the money necessary in his hands. Eric says his credit is not good. He doesn’t have $60k, so we’re going to have to pay Bullzeye for the framing on the ADU. That was our entire savings account. It’s gone, but we had to pay it to keep the lien off our property. And, Josh deserved to be paid. His crew was awesome and they did a great job. Eric also says in this call (05:59) that he didn’t steal our money. Eric said “I look at it as this as I had other jobs that were coming up and I look at it, as I was borrowing it until those jobs came to fruition. So that’s how I look at it. I don’t steal.”
Kevin also said he doesn’t want any more contractors coming to our house asking for money. This is the last one. Guess what, it wasn’t the last one.

1/7/26 Transcript of the call.

Invoice from Bullzeye Builders

 Another invoice from Bullzeye Builders.

1/8/26 Another email from Eric answering questions under my original questions. Notice ADU #4 about the septic system. We paid him in October 2025 for the septic system. It’s still incomplete. This email is in 2 different pdfs because I wanted to highlight the original question separate from his answers.

1/14/26 Eric’s email saying it’s hard to get trades out here without knowing where the funds are coming from. He is also asking us to use the remainder of the contract funds. With us paying most of the subcontractors, our end of the contract has been fulfilled. He also says he “really wants to finish this and make everything right.” The house is still unfinished. ‍

1/13/26 - 1/18/26 - a string of emails from the week. Eric sent a balance sheet that was incorrect. Kari replied with a correct balance sheet.

1/13/26- We asked him to let us out of the contract. He only replies saying the siders are coming Friday. These are the siders that are still unpaid and keep knocking on our front door asking for money.

1/14/26 Reminding him that we will not allow the siders on our property without an unconditional waiver to lien. Eric also said “Kari, I never said to anyone that you had money problems. I told them I can’t pull from any draws.”

1/27/26 Kari has sent 2 emails this week and Eric hasn’t replied to either of them. I asked again to get out of the contract.

2/2/26 Phone call with Eric The garage door installers were here and they had the waiver of lien with them that we requested, but they were smart enough to read what Eric sent them and they edited it before sending it back. He also said he’s working on refinancing his truck and he’s waiting for a check out of Ohio for another project.

2/2/26 Transcript of call

2/10/26 Bob from the Fire Suppression Company knocked on our door asking for his $7500 payment. This caused an anxiety attack in me during a work day.
Kari writes “You misspent / misappropriated / stole / embezzled over $300k from my elderly in-laws.”
Eric replies “You all have been overly patient and I do appreciate that.” in addition to “I am truly sorry about all of this. I do feel for your family and I am sick about this whole thing.” Yet, we still haven’t been paid back as of October 31, 2026.
